Small Bites of Accommodation Advice - Entry Condition Reports

Filling in an Entry Condition Report

After you move in, one of the first things you need to do is to complete an Entry Condition Report and return it to your landlord. Remember to get a signed copy back within the first week or two. Take lots of photos for reference (keep these for yourself) and if your property has carpets, ask if they recently steam cleaned it. If they did, ask for a copy of the receipt as proof.

How to fill in an entry condition report when you move into a new place?

  • You must fill in an entry condition report when you move into a property / room.
  • Make note of and write down every item in the property / room and their condition.
  • Make note of and write down any existing damage to items / walls / floor.
  • We strongly recommend that you take and keep photos of the property / room when you first move in. This will help you get your bond back when you move out.
